The plat consists of two <br />(2) sheets drawn bgt Hakanson Anderson Associates, Inc., with a print date of March 20, 1995. <br />As a result of our ~eeting on April 19, we understand that the final plat for River's Bend 4th <br />Addition will be regised to eliminate the platting of Outiot E, River's Bend 3rd Addition as Lot 1, <br />Block 1, River's Bead 4th Addition. We offer the following comments: <br /> [ <br />General. The platiis a subsequent phase of an approved preliminary plat and proposes to plat <br />Outlot F of River's Bend 3rd Addition into 15 residential lots. According to the preliminary plat, <br />there would be 8 co ~m'nerciaI lots yet to be platted following River's Bend 4th Addition. <br /> <br />Zoning. The lots ~e zoned R-1 Urban Residential. <br /> <br />Lot Area and .~mens]ons. The plat ~s ~n the Scemc River Overlay D~stnct for whmh the <br />minimum lot area iT 12,150 square feet. Although each of the lots do not contain a minimum of <br />12,150 square feeMthe average lot size in River's Bend 3rd and 4th Additions overall exceeds <br />12, I50 square feetiand this was acceptable to DNR at the time of preliminary plat approval. <br />Although the lots m~eting the minimum width requirements, depth wise they are quite constricted <br />and this substantially limits the style of home that can be built on the lots. City Staff is <br />recommending that ~ither the radius of the cul-de-sacs be reduced to 50 feet or 10 foot variances to <br />the front yard setbacks on Lots 1, 2, 3, 4, 9, 10, 11, and 12 be granted to give more flexibility to <br />the styles of homes :that will fit on the lots. <br /> <br />Streets. Neither oflthe cul-de-sacs exceed the 600 foot maximum length restriction. <br /> <br />In accordance with .the approved preliminary plat, Xldmo Street consists of 70 feet of right-of-way <br />and will be develop ~d up to the northwest boundary of the plat. The connection of Xkimo to T.H. <br />#47 will be developed when the commercial lots are platted. The plat has been forwarded to <br />Mn/DOT and Anoka County Highway Department for review and comment regarding the <br />alignment of the X~mo intersection as it relates to the future relocation of the T.H.#47 and <br />C.S.A.H. #5 intersection. The County Highway Department has indicated they would not <br />comment adverselybn the location of Xkimo Street. The location of Xldmo Street as proposed in <br />the plat will be the future relocation of the C.S.A.H. #5 intersection with T.H. #47. It is certain <br />that the commemial ~lots presently designated as Out. lots C and E will benefit from the reworking of <br />the 5/47 intersectiotl and the connection of XIdmo to that intersection. As a result of the April 19 <br />meeting between City Staff and the developers, it is agreed Outlots C and E of River's Bend 3rd <br />Addition will be r~sponsible for 50% of the City's share of the cost of improvements to the <br />5/47/Xkimo. <br /> <br /> i <br /> <br /> <br />
