Following paving of the roadway, disturbed areas will be restored with a minimum of four inches <br />of iopsoil and be fertilized, seeded and mulched. <br /> <br />ESTIMATED PROJECT COSTS <br /> <br />The estimated costs for project ~t92-20 is presented in Table 1 and includes detailed construction <br />costs and overhead costs. Overhead costs include, but are not limited to, engineering, construction <br />staking, inspection, fiscal, legal, administrative and contingencies. Overhead costs for the project <br />are estimated based upon percentages of construction cost. Parcels 2, 4, and 7 contain existing residences which have their vehicular access' <br />onto Bison Street N.W., either directly or by easement. Parcels 1 and 3 currently have no <br />habitable residences, but could obtain building permits unless they were combined with an adjacent <br />tot; Parcels 5 and 6 are comer lots of the Dellwood Hills subdivision having frontage on both <br />I71tst Avenue N.W. and Bison Street N.W. When Dellwood Hills was platted, the Development <br />Agreement acknowledged a partial responsibility toward the paving of Bison Su'eet N.W. An <br />esCTow of $9,434 was placed on deposit with the City which represented the estimated fair share of <br />tw~ buildable lots. <br /> <br />Te§timony at the public hearing held on February 23, 1993 i.ndicated that Parcels 3 and 4 which are <br />owned by a single individual have been combined into ~i,...single parcel. For the purpose this <br />feaSibility study, it is assumed that this has been done and consequently, the number of assessable <br />parcels for Project ~92-20 has been reduced from previous feasibility studies from seven to six and <br />Table 2 has been adjusted to reflect this change.
