The plat consists of <br />approximately 23 acres to be subdivided into 22 lots. <br /> <br />Access to Imts: It will be necessary to extend 151st Lane N.W. into the plat as a cul-de-sac <br />to provide public access to the lots. The length of 151st will exceed the 600 foot maximum <br />for dead end streets. However, the property to be developed is surrounded by wetlands <br />and the extension of 151st is the only reasonable access to the developable high ground. <br />Council approved the over-extended cul-de-sac length at the time of preliminary plat <br />approval. We offer the following comments: <br /> <br />Grading and Drainage Plan: The City Engineer approved the Grading and Drainage Plan <br />dated March 22, 1995, prepared by Terry Herman, P.E., which was submitted at the time <br />of preliminary plat approval. <br /> <br />The entirety of the wetlands have been delineated and protected as a drainage and utility <br />easement on the final plat.
