It is imperative that this development <br />positively address these concerns. A landscape plan has not yet been submitted as an <br />addendum t~ the Grading and Drainage Plan. The plan should indicate trees to be <br />preserved an.~ the method for doing so, and the planting (by species) of at least one 2 inch <br />diameter tree}in the front yard of each of the lots. Release of the plat for recording will be <br />contingent upon meeting this item. <br /> [ <br />Pork Dedica~on: In accordance with the recommendations of the Park and Recreation <br />Commission~park dedication will consist of a combination of cash and trail development. <br />The .69 acre~ of trail corridor will comprise 29% of the park dedication due. In keeping <br />with the Ci~'s subdivision ordinance, the developer will be required to pave a 10-foot <br />bituminous p~tth as a Stage I improvement. The path shall be constructed to City standards <br />connecting l~53rd Avenue to the Quicksilver Court cul-de-sac at a grade not to exceed 5%. <br />Trail constru.~tion will be credited at $6.00 per lineal foot against the $12,496.00 due (22 <br />lots x $800 xl71%). The cost of the two culverts which may be required will also apply to <br />the remaining park dedication cash due upon approval by the City Engineer. <br /> <br />The City Council will be meeting at 7:00 p.m. on Tuesday, May 9, I995, at the Ramsey Municipal <br />Center, 15153 Newt ~en Blvd., to consider your request for final plat approval of Fox Knoll. A <br />copy of the case co'/er sheet and development agreement is enclosed for your information. I <br />suggest that you, or your representative, be present at this meeting to answer any questions that <br />may arise.
