General: The proposed plat is in the B-3 Highway Business District and <br /> consists of approximately 9 acres. The property currently consists of two <br /> unplau ed lots and is proposed to be reconfigured into three platted lots and <br /> one ou lot for future development. : <br /> <br />2. Lot Si:xes and Dimensions: The minimum lot size'in the B-3 District is <br /> 1/2acr~;; Lot I is approximately 2.4 acres in size and Lots 2 and 3 are <br /> approximately 1.8 acres in size. All of the lots exceed the 100 foot lot width <br /> requirement. <br /> <br /> Ngn-C~nf0rming Bllilding; The structure on the property does not meet <br /> currenI performance standards established in City Code and as a result of <br /> vacancy, has lost its non-conforming rights. It is Staff's understanding that <br /> the de~eloper will be demolishing the structure. <br /> Acces~ to Lots from Highway #10: The developer is intending to retain the <br /> two cui'rent accesses onto Hwy. #10. Lots 2 and 3 are proposed to receive <br /> accesslvia a drive/parking lane to be developed adjacent to Hwy. #10 <br /> between Lot 1 on the west and the ouflot on the east. City Staff is <br /> recommending that the developer plat a 40 foot wide outlot along the <br /> norther boundary of the property that would be conveyed to the City upon <br /> request,. This outlot would serve to protect an area for future development <br /> as a sei'vice road in the event the State purchases access rights onto Hwy. <br /> gl0. The sketch plan has been forwarded to Mn/DOT for review. <br /> <br />Drainai~e and Utility Easements: The City Engineer is requesting a 40 foot <br />wide ~ainage and utility easement along the northern boundary of the plat <br />for the extension of utilities. The standard 10 foot wide drainage and utility <br />easements should be provided along the east, west and south plat <br />bound~.'es and five foot wide drainage and utility easements should be <br />provided along all common lot lines. <br /> <br /> <br />
