The structures on Lots 1 and 2, Pro- <br />Sporting Goods and ~nchor's Away respectively, would be constructed in 1995, and the addition <br />to Pro-Sporting Go.bds on Lot 1 and the 2nd phase of Anchor's Away on Lot 3 would be <br />accomplished in 19ff6. The proposed use of the buildings would be recreational equipment sales, <br />service and storage. <br /> <br />The following items ~e enclosed: <br /> <br />a) <br />b) <br />c) <br />d) <br /> <br />Site lOCation map <br />Site p.lan <br />City Staff review letter dated April 25, 1995 <br />Propc/sed site plan development permits <br /> <br />No ti fi ca ti on: <br /> <br />City Code does not ~rcquire a public hearing for site plan reviews. However, there is a non- <br />conforming residential usc on the adjacent parcel to the east and the property owner has been <br />provided with a cop~ of this City Council case. <br /> <br />Observations: <br /> <br />It is proposed that th~ site will maintain its two current accesses onto Hwy. #10 in the vicinity of <br />Lots 1 and the futu/.t~ development Ouflot. Lots 2 and 3 are proposed to receive access via a <br />drive/parking lane toibe developed adjacent to Hwy. #I0 across the front of the parcels. The site <br />plan has been forwarded to Mn/DOT for comment. <br />The front 17.5 feet o~ property on Hwy. #10 is to be void of any use and the site plan only shows <br />a 10 foot wide green ~pace. City Staff is rec9mmending reducing that clear space to 10 feet in this <br />case for the following reasons: <br /> <br /> 1. The drive/park lane that encroaches this 17.5 foot green space avoids the need for <br /> additional accesses onto Hwy. #10~ <br /> <br /> 2. Unlike merchandise display areas, the drive/park lane is an unobtrusive <br /> encroachment onto the green space. <br /> <br /> 3. The 1:7.5 green space can be readily achieved if and when a service road is <br /> develdped along the north property lines. <br /> <br />All of the structures meet the required setbacks and the exterior facing finish will be wood siding. <br /> <br /> <br />
