On the basis of retail activity only, a minimum of 86 parking spaces would be required for the 3 <br />lots; in lieu of other services offered on the site, the developers are providing 122 parking spaces. <br />In accordance with City Code, all of the proposed drives, off-street parking and maneuvering areas <br />are proposed to be surfaced with bituminous. With the exception of the fenced and paved area on <br />the north side of the buildings, the outer perimeter of all pavement was proposed to be finished <br />with concrete curb. The developer was required to modify the site plan to include curbing of the <br />bituminous area. <br /> <br />Lots I and 3 are in compliance with lot coverage restrictions; Lot 2 exceeds the limit by 58 square <br />feet. However, the total lot coverage on the 3 lots does not exceed theft combined total allotment. <br />City Staff recommends approval of the 58 square foot overage. <br /> <br />Since the issuance of the April 25, 1995 City Staff review letter, the site plan has been corrected to <br />include the proposal for exterior lighting, landscaping, and curbing the fenced in area on the north <br />side of the buildings.
