The site plan consists of one sheet dated April 12, 1995, <br />prepared by Lampert Architects. We are also in receipt of a Grading and Drainage Plan dated April <br />15, 1995, prepared by Hakanson Anderson Associates. We offer the following comments: <br /> <br />1. _Zoning: The subject.property is zoned B-3 Highway Business and the proposed principal <br /> Use of Lots 1, 2 and 3, recreational equipment sales and service, is a permitted use in this <br /> District. As an extension of equipment sales and service, both Pro Sporting Goods and · <br /> Anchor's Away will offer indoor storage of recreational equipment such as boats. Because <br /> this is an extension of a permitted use and because it is not a self-storage type operation, <br /> City Staff has determined'that a conditional use permit for the indoor storage aspect of the <br /> businesses is not required. <br /> <br /> LOt Size: Lot I is approximately 2.4 acres in size and Lots 2 and 3 are approximately 1.8 <br /> gcres in size. <br /> <br /> .Lot Coverage; The subject parcels are restricted to a 35% lot coverage or 36,073 square <br /> feet on Lot 1; 27,942 square feet on LOt 2 and 28,080 square feet on Lot 3.
