The plan!proposes to construct a manufacturing facility on Lot 1, Block 1, Business <br />Park 95. We offer th~ following comments: <br /> <br />Zoning: The site is z( <br /> <br />Lot Coverage: The si <br />restricted to 35% or .' <br />for a lot coverage of <br />square feet. With the <br />compliance with City <br /> <br />~ned Industrial for which' manufacturing is a permitted use. <br /> <br />:e is approximately 3.5 acres in size or 154,080 square feet. Lot coverage is <br />3,928 square feet. The proposed size of the building is 24,960 square feet <br />16%. The site plan also references a future building expansion of 17,960 <br />~roposed future expansion, the lot coverage will total 42,920 which is still in <br />..?.ode. <br /> <br />Utilities: The facility ~Mll be served by municipal utilities. <br /> <br />Setbacks: The stmcttire will front Uranium Street N.w. and the location exceeds the 40 foot front <br />yard, 20 foot side yar(~ and 35 foot rear yard setbacks. <br /> <br />Screening; No screen!ng is required as the site is surrounded by other Industrial properties. <br /> <br />Landscaping: In accordance with City Code, a landscape area is proposed adjacent to Uranium <br />Street N.W. There~is also landscaping proposed along the building front. Landscaping is <br />proposed to consist o412 trees and 46 shrubs. All plantings must be located 20 feet from the edge <br />of street pavement. The plan also proposes to seed and mulch all disturbed areas. <br /> <br />Architectural $~tndarlts: City Code restricts building height to 35 feet and exterior wall finishes <br />must be of material that is 50% other than metal on the exposed Wails. The site plan appears to be <br />for a 1-story building ~at 22 feet high, which is in complihnce with City Code. However, there is <br />also reference on the ~ite plan to a future second story that indicates a proposed building height of <br />55 feet which is not inlconformance with City Code. This issue needs to be resolved. The exterior <br />facing finish of the wt~lls ~s proposed to be pre-cast concrete panels which is in compliance with <br />City Code. <br /> <br />Waste Storage: City ~ode requires that all solid waste and refuse receptacles shall be stored wi~in <br />a completely sCreened[structure or container. The site plan does not indicate a waste storage area in <br />accordance with City Code and the plan should be amended accordingly. <br /> <br />Off Street Parking - I~esi~: In accordance with City Code, all driveways, off-street parking, <br />loading and maneuve~ng areas are proposed to be surfaced with bituminous and finished with B- <br />612 concrete curbing. <br /> <br /> <br />
