Site Plan Review Letter
Trend S~entific
April 28,}1995

OffStreeg Parking - Spaces Req¢ired: City Code requires 1 parking space for each employee on
the max~um working shift which in this case would be 25. The site plan proposes to create 35
parking spaces.

Li~htinm No exterior lighting plan has been shown on the site plan. Any lighting used to
ili~min~te the site should be arranged to deflect light away from Uranium Street.

Drainage and Grading: This parcel is being developed mediately north of a large regional
detentiofi pond being designed to handle the runoff from the Business Park 95 plat. A substantial
portion of the site, including the building itself, is to drain to the northern edge of the site and
subsequently eastward into Uranium Street~ A storm sewer having adequate capacity to handle the
run-off from this development is being constructed in Uranium Street. Additional inlets, however,
may be iequired at the drive opening to conduct the storm run-off into the storm sewer, The plan
should be reviewed by the Lower Rum River Water Management Organization for compliance with
agency Standards. Arrangements should be made with City Engineer Jankowski for a LRRWMO
review.

Access: The site is proposed to have two accesses onto Uranium Street.

~ The site plan indicates the placement of a sign adjacent to Uranium Street. A sign permit
from thg City is required prior to erection of the sign. The applicant should contact Sylvia Frolik
for details on size and height limitations.

.Loadin_~ Docks: For the current size of the structure, one loading dock is required. With the future
expansion, a total of two loading docks would be required. Loading docks are required to be at
least 50 feet in length. Although a loading dock depth of 40 feet is noted on the site plan, there is a
substan~al truck maneuvering area adjacent to the loading docks that more than exceeds the 50 foot
require __ment.

The Planning Commission will be meeting at 7:30 p.m. on Tuesday, May 2, 1995, at the Ramsey
Municipal Center, 15153 Nowthen Blvd. N.W., to review the proposed site plan. A copy of the
case cover sheet is enclosed. You, or your representative, should be present at the meeting to
answerkny questions that may arise.
?
If you have any questions, please call me at 427-1410.

Respecifully,

CITY OF RAMSEY

Sylvia Frolik Steve Jankowstd
ZoningAdministrator City Engineer

cc: ~lanning and Zoning Commission

I
I
I
I
I
I
I
!
I

I
!
I
I
I
I
I
I
I
