A sufficient number of customer/employee parking spaces are provided. At the Planning <br />Commission meefi.~g on May 2, the applicant noted an error on the site plan and indicated that in <br />addition to the eqm!pment storage area in the northwest comer of the site, the maneuvering areas on <br />the north and sou~ sides of the maintenance building are proposed to be surfaced with a gravel <br />road base. The apgt~icant has indicated that a bituminous surface around the maintenance building <br />would not hold up fO the wear and tear of the substantial equipment to be serviced on the site. The <br />Planning Comrrdss~on has recommended waiving the pavement and curbing requirements in these <br />equipment maneuvering areas. The site plan proposes bituminous curbing on the paved driveways <br />and the customer/qYnployee parking areas; B-612 concrete curbing is required and the site plan <br />should be modifiexl accordingly. The Planning Commission recommended requiring concrete <br />curbing at the entrahee from 147th Avenue N.W., allowing bituminous curbing from that point up <br />to the office buildi~g parking area, and going back to concrete curbing around the parking area and <br />at the Ferret Street ~ntrance. <br /> <br />The floor plan for~the office structure shows an efficiency apartment on the second level. In <br />conversations with Ne applicant, Staff has learned that this is a matter of mislabelling and the room <br />is intended as an enCployee lunch room and lounge. <br />Because this is a commercial development in excess of 5 acres, the grading and drainage plans <br />have been submitte~l to the Lower Rum River Water Management Organization (LRRWMO).
