CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />KENKO, INC. <br /> <br />On May 23, 1~95, Site Plan approval was granted by the City of Ramsey ("City") to <br />Kenko, Inc. ('~Permittee") to construct a 6,000 square foot maintenance building and a <br />2,200 square f'¢ot office building CStmctures") on the property which is legally described <br />as follows: ~ <br /> <br />Lot 3, ~lock 1, HY-10 Ramsey 4th Addition and Lot 2, Block 1, HY-10 Ramsey <br />3rd Addition, Anoka County, Minnesota. <br /> <br />the ("Site"). <br /> <br />This approval ;~s issued pursuant to §9.03.06 of the City Code. The conditions of this <br />approval are as~follows: <br /> <br />o <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />cnginee~r or architect. <br /> <br />STATI~ BUILDING CODE COMPLIANCE. The structures shall be <br />constructed in accordance with the requirements of the State Building Code. <br /> <br />SITE I~LAN COMPLIANCE. The structures shall be sited and constructed on <br />the Sit~ as shown on the Site Plan prepared by Meinhardt Associates Architects, <br />dated A~ri127, 1995, revision date . <br /> <br />SITE iPREPARATION. All site grading and drainage shall be subject to <br />approval by the City Engineer. <br /> <br />REQU~, ED IMPROVEMENTS. The Permittee shall construct and install the <br />followi/~g site improvements on the Site in accordance with the specifications and <br />location[ as shown on the Site Plan and Grading Plan The Required Improvements <br />are as f611ows: <br /> <br />a, Bite grading in accordance with the approved Grading Plan prepared by <br /> Meinhardt Associates Architects dated April 27, 1995.. <br />b. ~stallation of bituminous driveways and parking lots and gravel surfaced <br /> ~luipment maneuvering and storage areas. <br />c. ,Installation of B-612 continuous concrete curbing around the perimeter of <br /> .all bituminous surfaces. <br />d. Establishment of tuff in areas disturbed during construction. <br />e. Landscaping in accordance with the approved Site Plan. <br /> <br /> r <br />CReqtfil'ed Improvements) <br /> <br />FIRE BANES. Fire lanes shall be maintained on the Site. The exact location of <br />these irons on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the site is subject to prior approval by the <br />City Engineer. <br /> <br /> <br />
