DEVELOPMENT AGREEMENT <br />CITY OF RAMSEY <br /> ANOKA COUNTY <br /> STATE OF MINNESOTA <br /> <br /> This Agreement is by and between the CITY OF RAMSEY, a <br />Minnesota mqnicipal corporation, 15153 Nowthen Boulevard (the <br />"city") and RUM RIVER PROPERTIES, a Minnesota Partnership, 1135 <br />West Main Street, suite 202, Anoka, Minnesota 55303 (the <br />"Developer"). <br /> <br /> WHEREASi Developer is in the process of developing that <br />certain real ~roperty located in the city and legal!y, described as <br />follows, to-Wit: <br /> <br /> See ~ttached Schedule "A" for Legal Description <br /> <br />PIN: 36-32-251-12-0003 (the "Site"); and <br /> <br /> I~"I~I~AS,: Developer requires the Site to be served by municipal <br />utilities; and <br /> <br /> ~ItEP~AS,[the City has c~rtain City code, City charter and City <br />procedures an~ requirements which must be complied with in order <br /> <br />to serve the Site with its municipal utilities as-a public improve- <br /> <br />ment; and <br /> <br /> WHEREAS the city will incur certain expenses in initialing the <br />public improvement project, including but not limited to the <br />following: Professional Engineer and city Administrative staff time <br />in the preparation of a feasibility report, preparation of plans <br /> <br />and specifications, advertising for bids and awarding of contracts; <br />and <br /> <br />WHEREAS, ~the City prior to initiating the project requires a <br /> <br /> <br />
