INTRODUCTION
On May 9, 1995 Ramey City Council approved the final plat for River's Bend 4th
Addition. The developers have petitioned to have the streets and utilities installed as
a pudic improvement and this feasibility study was ordered by the City Council on
May 23, 1995. The purpose of this feasibility study is to identify those improvements
which will be undertaken as Project #95 -17, and to identify the cost associated
therewith. This report will also address the distribution of those costs among various
funding sources and .provide an estimate of the assessments to be levied on the
benefitted properties.
This project is located within the Southern Half of Section 25, Township 32 North,
Range 25 West, City of Ramsey, Anoka County, Minnesota. The project area is
illustrated in Exhibit A.
Sanitary Sewer
At the present time, a ten inch sanitary sewer is present at the intersection of Xkimo
Street NW and 143rd Avenue NW. It is proposed to extend the ten sewer northerly
to the end of Xkimo Street NW and install eight inch laterals on the 143rd Lane NW
and the Xkimo Court NW cul -de -sacs. Four inch service lines will be provided for the
residential lots and six inch service lines will be provided for the future commercial
lots. The proposed sanitary sewer improvements are shown on Exhibit A.
Watermain
A ten inch watermain is presently available to the project site at the intersection of
1 43rd Avenue NW and Xkimo Street NW. Water service will be provided to the
project by extending the ten inch main northward along Xkimo Street NW. The
watermain will be terminated at a point beyond the paved section of Xkimo Street
NM Six inch watermains will service 143rd Lane NW and Xkimo Court NW lying
east of Xkimo Street NW. One inch copper water services will be stubbed out for all
15 residential lots. Six inch water mains will be extended to the west side of Xkimo
Street NW for the future commercial lots. These six inch watermains will facilitate
hydrants at two locations on the west side of Xkimo Street NW and will also provide
an opportunity for future commercial lots on the west side of Xkimo Street NW to
obtain water service without disturbing the street improvements within Xkimo Street
NW. The proposed watermain improvements are shown on Exhibit A.
t c i v
