The site plan consists of 1 sheet prepared by Graphic Design <br />Architects, and is dated April 25, 1988. We offer the following comments: <br />1. Zoningi The ',subject property is zoned B -1 Business for which enclosed retail is a <br />permitted use. <br />i <br />2. Lot S ize : The subject property is approximately 5 acres or 217,800 square feet in size. <br />3. Lot Coverage: f The subject property is restricted to a 35% lot coverage or 76,230 square <br />feet. The existing structure is 20,880 square feet and the proposed addition is 16,920 <br />square feet for � total of 37,800 square feet. <br />4. Setbacks: Thefadjacent properties to the west and south are zoned residential and as such, <br />the commercial structure and parking lot are required to be set back a minimum of 40 feet <br />from the residential property lines. The distance between the proposed parking lot and the <br />west property L ne is not clearly indicated on the site plan. Whether or not the proposed <br />expansion cani meet the 40 foot setback requirement from the south property line is <br />dependent on setbacks in place at the time the existing shopping center was constructed. <br />For the record, the setback from the south property line should be shown on the site plan. <br />5. Landscaping atid Screening: , ti Section 9.11.20 of City Code requires a landscaped yard and <br />screening wheii a commercial use abuts residential property. Screening must be a <br />minimum of N feet in height and may consist of fencing, berm, or plantings, or any <br />combination 4reof. This requirement impacts the west and south property lines and a <br />landscape and screening plan has not been provided. <br />6. Off Street rk aces: City Code requires one customer parking space for every 200 <br />square feet of retail space or in this case, 189 for the entire plaza. The total number of <br />existing and proposed parking spaces on the site is not identified. <br />7. Design Q Off- Parking nd Driveways: In accordance with City Code, the expanded <br />parking area isl proposed to be surfaced with bituminous and finished with continuous <br />concrete curbin <br />155 <br />
