The site plan does not indicate whether an additional septic system and/or well will be installed and any provisions for areas for alternate systems in the event of system failure. 10. Drainage: A Grading and Drainage Plan has not been provided and one will be required. The development will require construction of a sedimentation pond and skimming runoff prior to discharge. 11. Bijilding Design nn�j Materials: The exterior facing on the expansion will be the same as the existing Plaza and is in compliance with City Code. 12. Lighting: No lighting plans have been shown on the site plan. 13. Waste Storage: City Code requires that waste storage areas be completely screened. Any additional waste storage areas proposed to serve the expanded center must be shown on the site plan with a description of the screening to be utilized. 14. Additional Easements: Looking to the future needs of the area, City Staff is recommending that the developer provide the City with easements, in recordable form, for a pedestrian path along T.H. #47 and 167th Avenue N.W. and additional right -of- -way for a signalized intersection at T.H. #47 and 167th Avenue N.W. The Grading Plan submitted will need to reflect how these future area improvements can be accommodated. The Planning Commission will be meeting at 7:30 p.m. on Tuesday, June 6, 1995, to consider your request for site plan approval. I suggest that you, or your representative, be present at the meeting to answer any questions that may arise. A copy of the case cover sheet is enclosed for your information.
