' CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />RUM RIVER PLAZA SHOPPING CENTER <br />On June 27, 1995, Site Plan approval was granted by the City of Ramsey ( "City ") to Rum <br />River Plaza Assckiates ( "Permittee ") for a 16,920 square foot expansion of the Rum River <br />Plaza Shopping !Center ( "Structure ") on the property generally known as 5930 167th <br />' Avenue N.W. anj legally described as follows: <br />(INSERT €LEGAL) <br />the ( "Site "). <br />This approval isl issued pursuant to §9.03.06 of the City Code. The conditions of this <br />approval are as follows: <br />1. STRUCURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br />2. STATE � BUILDING CODE COMPLIANCE. The structure shall be <br />constructed in accordance with the requirements of the State Building Code. <br />3. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on <br />the Site a shown on the Site Plan prepared by Graphic Design Architects and dated <br />April 25, 1988. <br />4. SITE PREPARATION. All site grading and drainage shall be subject to <br />approval by the City Engineer. <br />5. REQUI4ED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and <br />location as shown on the Site Plan and Grading Plan The Required Improvements <br />are as fbu�ws: <br />a. Si grading <br />b. Inktallation of bituminous parking lot and maneuvering areas. <br />C. Installation of B -612 continuous concrete curbing around the perimeter of <br />al bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction. <br />( "Required Improvements) <br />6. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of <br />these itemjs on the Site shall be as directed by the City's Fire Chief. <br />7. LIGHTING. Any lighting installed on the site is subject to prior approval by the <br />City Engineer. <br />f <br />8. BUILDI*G FACADE. The Permittee agrees to construct the facility with an <br />exterior fibish of colored concrete block. <br />I 9. REFUSE STORAGE. The refuse storage area shall be completely screened <br />from public view. <br />
