construction, as determined by the City Engineer, and presentation of supporting cost documentation, the CITY will credit the sewer and water trunk charges to the Plat in an amount equal to the cost of trail construction beyond the plat boundary. 6. Boulevard and Area Restoration. The DEVELOPER shall be responsible for the cost of establishing seed or sod in all boulevards within thirty (30) days of the completion of the street improvements, and restoring all other areas disturbed by the development grading operation in accordance with the approved erosion and sediment control plan. The DEVELOPER shall also be responsible for the cost of cleaning any soil, earth or debris from the wetlands within and adjacent to this Plat resulting from grading performed in the development of the land. 7. Requirements After Street Surfacing. After the street surfacing is installed, the DEVELOPERS shall clear any soil, earth, or debris from the streets and from the lots within the Plat resulting from any construction on the Subject Property by the DEVELOPER or their successors and assigns. 8. Stage I Improvements Completion Date: The Improvement completion date shall be on or before November 1, 1995. 9. Satisfaction of Sewer and Water Trunk Charges The combined sewer and water trunk charge for a residential equivalent is One Thousand Five Hundred and Forty Dollars and no cents ($1,540.00). Thus, the trunk charge for the 34 single family units is Fifty Two Thousand Three Hundred Sixty Dollars and no cents ($52,360.00) The DEVELOPER shall be credited the incremental cost of constructing the 8 foot wide bituminous trail beyond the north plat boundary to 143rd Lane N.W. The DEVELOPER shall also receive credit against the total amount of trunk charges due for the incremental cost of oversizing associated with watermain above an eight inch main and with the costs associated with extending the sanitary sewer to the west side of County Road #57. Any net amount due to the CITY by the DEVELOPER after the above credits are calculated shall be paid within fifteen (15) days of billing. Failure to pay the net amount due within the fifteen (15) days will permit the CITY to draw upon any of the escrows required. Any net amount due the DEVELOPER shall be credited towards the cost of sewer and water trunk charges in subsequent phases of this development.
