City of Ramsey <br />15153 NOWTHEN BOULEVARD N.W., RAMSEY, MINNESOTA 55303 <br />PHONE (612) 427 -1410 <br />FAX (612) 427 - 5543 <br />TDD (612) 427 -8591 <br />Re: Final Plat Review; River /47 Plaza <br />Dear Lowell: <br />We have received the proposed final plat for River /47 Plaza which consists of two <br />(2) sheets prepared by John Oliver & Associates, Inc. We offer the following <br />comments. <br />1. General: The plat consists of approximately 6.5 acres and is proposed to be <br />platted into 3 commercial lots. The plat is entitled "Rum River Plaza" and <br />should be corrected to "River /47 Plaza ". <br />2. Zoning; The area shown as Lots 1 and 2 is zoned B -1 Business and the <br />area shown as Lot 3 was recently rezoned from B -1 to B -2 Business. <br />3. 1& Sizes and Dimensions: The minimum lot size in the B -1 and B -2 <br />Districts is 1/2 acre. The gross area of each of the lots is 1.3 acres, 2.6 <br />acres and 2.3 acres respectively. The minimum lot width and depth <br />requirements are 100 feet and 150 feet respectively; all of the lots exceed <br />these minimum requirements. <br />4. Access to Dots: The subject property fronts on T.H. #47 and C.S.A.H. <br />#116. In view of local, County and State policies to restrict accesses onto <br />these thoroughfares, the approved sketch plan and the final plat proposes to <br />develop a private service road that will provide access to the lots from #47 <br />and #116. The service road intersection with #47 is proposed to align with , <br />the entrance to River's Bend Plaza on the east side of #47. Mn/DOT has <br />recommended that this access be a right - in/right -out only. City Staff is also <br />recommending that an additional 27 feet of right of way be provided along <br />the eastern boundary of Lot 3 and a 12 foot wide easement be dedicated <br />along the eastern boundary of Lots 1 and 2.
