Childers. <br />The plan proposes to construct a convenience store with gas and car wash in the proposed plat of <br />River /47 Plaza. We offer the following comments: <br />Zo ning: The site was recently rezoned from B -1 to B -2 Business to accommodate a convenience <br />store that also offered fuel services. <br />Lot Coverage; The site is approximately 2.5 acres in size or 111,458 square feet, Lot coverage is <br />restricted to 35% or 39,010 square feet. The proposed size of the principal structure is 3,520 <br />square feet and the accessory structure (car wash) is 864 square feet for a total of 4,384 square <br />feet. <br />Uti lit ies: The facility will be served by municipal utilities. <br />Setbacks: The structure setback from C.S.A.H. #116 and T.H. #47_ is 110 feet from centerline or <br />50 feet from property line, whichever is greater. Both the principal and the accessory structure <br />meet these setback requirements. In addition, it is Staff s understanding that there will be a private <br />service road constructed along the west property line to provide access to the three lots in River /47 <br />Plaza.. The exact alignment of that service mad is not reflected on the site plan and the car wash <br />structure will have to meet a 35 foot setback from that service road. <br />creening: No screening is required as the site is surrounded by commercial properties. <br />Landacapin Section 9.11.09 of City Code requires a 20 foot wide landscaped area along all <br />streets. it appears from the site plan that only a 12 foot yard is proposed along T.H. #47 and an 18 <br />foot yard along C.S.A.H. #116. The remainder of the landscape plan is acceptable. <br />Archit chiral Standards City Code restricts structure heights to 35 feet and exterior wall finishes <br />must be of material that is 100% other than metal on the exposed walls. The site plan specifies a <br />one -story building and it is assumed that it will not exceed 35 feet in height. The service island <br />canopy is also subject to the 35 foot height restriction. Although the building elevation provided <br />does not identify the construction material, it is also assumed that the exterior facing on the walls <br />will not be metal. <br />Wade Storage: City Code requires that all solid waste and refuse receptacles shall be stored within <br />a completely screened structure or container.
