CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />SUPER AMERICA <br />On June 27, 1995, Site Plan approval was granted by the City of Ramsey ( "City ") to Fayette <br />Funding, a Limited Partnership ( "Permittee ") to construct a 3,520 square foot Superamerica <br />convenience store with gas and an 864 square foot accessory car wash ( "Structures ") on the <br />property which is legally described as follows: <br />Lot 3, Block 1, RIVER/47 PLAZA, Anoka County, Minnesota. <br />the ( "Site "). <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as fellows: <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br />2. STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br />3. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Super America Group, a Division of Ashland, Inc., <br />dated May 11, 1995. <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br />5. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan and Grading Plan The Required Improvements are as follows: <br />a, Site grading in accordance with the approved Grading Plan prepared by <br />and dated <br />b. Installation of bituminous driveways, parking lots and maneuvering areas. <br />C. Installation of B -612 continuous concrete curbing around the perimeter of <br />all bituminous surfaces. <br />d. Establishment of turf in areas disturbed during construction. <br />e. Landscaping in accordance with the approved Site Plan. <br />( "Required Improvements) <br />6. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br />7. LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br />Engineer. <br />8. BUILDING FACADE. The Pernnittee agrees to construct the Structures of concrrete <br />block with full brick facing. <br />9. REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Pen b) provided the required financial guarantee <br />in accordance with Paragraph I I of this Permit. No Certificate of Occupancy for the <br />SO structure will be issued until the Required Improvements are accepted by the City and the <br />
