The sit plan consists of 1 sheet drawn by Keillor Architects, Revision Date July 9, <br />1984. We are also in receipt of a one -sheet building elevation prepared provided by Maranatha <br />Custom Churches, In &P We offer the following comments: <br />1. n r l: Thelproposed expansion to the church facility consists of a 3,600 square foot <br />addition to the church structure. The _addition is proposed to provide an indoor <br />' recreational /aciivity area for the church membership. <br />2. Zoning: The s bject property is zoned R -1 Rural Residential for which churches are not a <br />permitted use The City of Ramsey issued a conditional use permit allowing for the <br />' establishment Of this church in the residential district in 1983. Appropriately, application <br />has been recei ;ed for a conditional use permit to expand the conditional use. <br />4 <br />t <br />' 3. L iz : The gubject property is 10 acres or 435,600 square feet in size. <br />4. L.Qt Coverage: The subject property is restricted to a 25% lot coverage or 108,900 square <br />' feet. The areal of the existing church structure is 3,750 square feet and the area of the <br />parsonage is 21080 square feet. The size of the proposed addition is 3,600 square feet. <br />The total of tht is 9,430 square feet which is in compliance with City Code <br />5. r hi ctural Standards: The addition is proposed to be a steel frame construction with <br />cedar siding a d asphalt shingle roof, which is in conformance with City Code and <br />compatible wit) existing structures on the property. City Code establishes a 35 foot height <br />' restriction fromfwhich church spires are exempt. The height of the proposed addition is 24 <br />feet, and despite the drawing provided, it is Staffs understanding that there will not be a <br />spire atop the audition. <br />' 6.
