CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />GRACE COMMUNITY BIBLE CHURCH <br />On June 27, 1995, Site Plan approval was granted by the City of Ramsey ( "City") to Grace <br />Community Bible Church ( "Permittee ") to construct a 3,600 square foot addition ( "Structure ") to <br />the existing church structure on the property which is legally described as follows: <br />The west 39$ feet of the Northwest Quarter of the Southwest Quarter of Section 11, <br />Township 3, Range 25, Anoka County, Minnesota <br />the ( "Site "). <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br />1. STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or aichitect. <br />2. STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance With the requirements of the State Building Code. <br />3. SITE PLAi1 COMPLIANCE. The structure shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Keillor Architects dated March 29, 1984, revision <br />date July 9, 1984. <br />4. SITE PREPARATION. All site grading and drainage shall be subject to approval by <br />the City Engineer. <br />5. REQUIRE IMPROVEMENTS. The Permittee shall construct and install the <br />following sitvimprovements on the Site in accordance with the specifications and location <br />as shown on the Site Plan and Grading Plan The Required Improvements are as follows: <br />a, Site lVading subject to approval by City Engineer. <br />b. Estabi'shment of turf in areas disturbed during construction. <br />( "Required Improvements) <br />6. FIRE LANiS. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the �ite shall be as directed by the City's Fire Chief. <br />7. LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br />Engineer. <br />8. BUILDINGE FACADE. The Permittee agrees to construct the structure of cedar siding <br />with asphalt Shingle roof. <br />9. REQUIRENENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has <br />signed and z`,eturned this Development Permit. No Certificate of Occupancy for the <br />structure willbe issued until the Required Improvements are accepted by the City. <br />I <br />10.. IMPROVEI4ENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be completed before June 30, 1996. <br />0 <br />
