The parties further <br />acknowledge that said planned unit development incorporates <br />single family iresidential usage, commercial usages, open space <br />recreational U~sages, and a future multiple family usage for a lot <br />known as Outl6t C, but which outlot is ineligible for issuance of <br /> <br />any building permit under the City's current codes and ordinances <br />as a result of its designation as an outlot and as a result of <br />the lack of availability of sanitary sewer and water serving said <br />outlot. <br /> <br /> 2. ImprOvements Public improvements to be incorporated <br />and constructed in conjunction with the project include a street <br />to be known a~ 169th Avenue N.W., and a street to be known as <br /> <br />Iodine Street !N.W., as shown on the plat, hereto attached as <br /> <br />Exhibit "A", and drainage easements to be recommended by the City <br />Engineer. In .addition, the Developer shall cause construction of <br /> <br />a right turn lane along T.H. 47 in accordance with Minnesota <br />Department of [Transportation standards in conjunction with the <br />entrance into 'Block 6. ~he Developer shall be responsible for the <br />expense a~soc:tated with this construction. <br /> <br /> a. Cons~ruction_bv~D~veloD~r Developer shall guarantee <br />that the construction of the streets and turn lane above named, <br />together with all necessary ditches, backsloping, drainage and <br /> <br />appurtenant i~provements, shall be in accordance with the <br />standards of ~he City of Ramsey, as found in the City Code, and <br />as recommended by the City Engineer. Pursuant to this guarantee, <br />Developer sha~l post security in a form approved by the City <br />Attorney guaranteeing that construction to City standards shall <br /> <br />be completed On or before September 1, 1985.
