Administrator Sylvia Frolik & City Administrator Schroeder <br /> <br />Background: <br /> <br />As part of their rel°~, ation to Ramsey, AEC has acquired appro×imately 138 acres in the southeast <br />corner of the inters~,ction of C.S.A.H. #116 and C.S.A.H.//56. AEC is requesting preliminary <br />plat approval to plat!the property into commercial lots. <br /> <br />The following items are enclosed for your information: <br /> <br /> a) Site location map <br /> b) PreIikninary plat <br /> c) City!Staff Review Letter dated June 28, 1995 <br /> <br />Notification: ~ <br /> <br />In accordance witl$ Statutes, all owners of property within 350 feet of the boundaries of the <br />proposed plat were!notified of the public hearing and request for preliminary plat approval. At the <br />hearing, City Staff ~elayed to the Planning Commission, Mr. A1 Phillips' concern with the impact <br />to the Altron prope/ty resulting from the extension of Sunwood Drive. <br /> <br />Observations: <br /> <br />The plat consists oral0 commercial lots and one outlot for future development. AEC's new facility <br />will occupy Lot 1, '.Block 1. The plat submitted to the Planning Commission for preliminary plat <br />approval and the st~bject of the June 28, 1995 Staff Review Letter consisted of 10 commercial lots <br />and one outlot; 2 icommercial lots and 1 outlot on the north side of Sunwood Drive and 8 <br />commercial lots onithe south side. Subsequent to the Planning Commission review, the applicants <br />have made some n~nor revisions to the proposed plat based upon input received at the Planning <br />Commission. While it will still consist of 10 commercial lots and one ouflot, there will be 7 <br />commercial lots sduth of Sunwood Drive and 3 lots and 1 outlot on the north side of Sunwood <br />Drive. <br /> <br />What was previously platted as one lot southeast of the wetland is now proposed to be platted as <br />two, one of which pill be deeded to the City to. accommodate a sedimentation pond and a future <br />water tower site. /~t the date of this writing, the exact boundaries of the two lots on the southeast <br />end of the wetland[have not been identified. The fa'st two westerly lots south of Sunwood Drive <br />were merged into bne larger lot. All of the proposed lots meet the minimum width and area <br />requirements for th~ Business Warehouse District. <br /> <br />The standard 10 fobt drainage and utility easements have been included around the outer perimeter <br />of each of the lots. i A 40 foot drainage and utility easement has been provided between Lots 2 and <br />3 of Block 2 to fa '.oilitate the exten:ion of sanitary sewer north off of Jasper St. N.W. However, <br />subsequent to the l:~lanning Commission meeting, the applicant has agreed to increase this easement <br />to 60 feet to accoharnodate a possible furore connection of Jasper Street N.W. with Sunwood <br />Drive. Also in accbrdance with Staffs recommendations, a drainage and utility easement has been <br />provided along the !comn~n property line of Lots 6 and 7, Block 3, to accommodate an outlet from <br />Wetland #117 to ~e southern plat boundary. <br /> <br /> <br />
