The car w!sh will be renamed Blue Velvet. <br /> <br /> The following item~ are enclosed: <br /> <br /> a) Siteilocation map <br /> b) Siteiplan, Revision 7/10/95 <br /> c) Cit~ Staff review letter dated June 29, 1995 <br /> d) Progmsed development permit <br /> <br />Notification: <br /> <br />Site plans are not ,rpquired to be subjected to a public hearing. As a courtesy, a copy of the site <br />plan has been provi, ded to Rum River Liquor Warehouse. <br /> <br />Observations: <br /> i. <br />The facility will continue to receive public access from a common driveway onto St. Francis Blvd. <br />N.W. It also has at~cess from Xkimo Street on the east. <br /> <br />The f'mal expansion plan includes a 3,432 square foot addition to the existing building and .the <br />addition of some played maneuvering area on the north side of the existing building. The building <br />addition will be co!astructed of rock face concrete block. The lot coverage will be within the 35% <br />restriction and all ~tbacks will be met, including the 35 foot rear yard setback as a result of a slight <br />decrease in the expansion size from what was reviewed in City Staff's report dated June 29, 1995. <br />For an orderly traffic flow and adequate turning radius into the facility entrance at the east end of <br />the site, it will be ~ecessary to relocate the existing east curb line 12 feet to the east, right on the <br />property line. Thi~ will necessitate providing for the required landscaped area along all streets <br />within the Xkimo ~ght-of-way, Staff supports utilizing the full length of the site for orderly traffic <br />flow, but also reco6'rmends the relocation or replacement of any existing screening on the east end <br />required to be removed as a result of curbline relocation. It is also suggested that the number of <br />trees on the east side of the site be increased to intensify the effectiveness of the screening between <br />the site and the Cit~-owned land on the east side of Xkimo. The applicant has indicated that any <br />trees removed in ~ relocation of the east curb line will be replaced but the modified site plan does <br />not indicate any ad~titional trees to intensify the screening. <br /> <br />The traffic at the site will be transient and therefore a great deal of off-street parking spaces are not <br />required. At the Planning Commission on July 5, the owners indicated that there are projected to <br />be 8-12 employeet~ on the maximum working shift. The July 10 version of the site plan has <br />provided a total of 14 off-su'ect parking spaces. <br /> <br /> <br />
