CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />RUM RIVER HILLS GOLF COURSE <br /> <br />On July 25, 1995, Site Plan approval was granted by the City of Ramsey ("City") to Rum River <br />Hills, Inc., a Minnesota corporation ("Permittee"), to construct a 3,780 square foot maintenance <br />building (Structure") on the property which is legally described as follows: <br /> <br />Outlot G, RUM RIVER HII J~S, Anoka County, Minnesota. <br /> <br />th* ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />7~ <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect. <br /> <br />STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan prepared by Taylor Land Surveyors, Inc., dated July 19, 1995. <br /> <br />SITE PREPARATION. Ail site grading and drainage shall be subject to approval by <br />the City Engineer. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />Installation of bituminous parking arem <br />Installation of B-612 continuous concrete curbing around the perimeter of <br />the bituminous surfaces. <br />Establishment of turf in areas disturbed during construction. <br />Landscaping in accordance with the approved Site Plan. <br /> <br />("Required Improvements) <br /> <br />FIRE LANES.' Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the site is subject to prior approval by the City <br />Engineer. <br /> <br />BUILDING FACADE. The Permittee agrees that the exterior facing finish on the <br />Structure shall consist of vinyl siding and a shingle roof similar to that of the golf course <br />clubhouse. <br /> <br />REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF <br />OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) <br />signed and returned this Development Permit; b) provided the required financial guarantee <br />in accordance with Paragraph 11 of this Permit. No Certificate of Occupancy for the <br />structure will be issued until: a) the Required Improvements are accepted by the City; b) <br />the landscaping maintenance guarantee has been provided in accordance with Item #12 of <br />this Development Permit; and c) all outside storage and condition of premises is in <br />compliance with regulations cstbalished for the commercial district. <br /> <br /> I <br /> I <br /> I <br /> I' <br /> I <br />I <br />I <br />I <br />I' <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
