CITY OF RAMSEY DEVELOPMENT PERMIT RUM RIVER HILLS GOLF COURSE On July 25, 1995, Site Plan approval was granted by the City of Ramsey ("City") to Rum River Hills, Inc., a Minnesota corporation ("Permittee"), to construct a 3,780 square foot maintenance building (Structure") on the property which is legally described as follows: Outlot G, RUM RIVER HII J~S, Anoka County, Minnesota. th* ("Site"). This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are as follows: 7~ STRUCTURE. All building plans must be prepared and certified by a registered engineer or architect. STATE BUILDING CODE COMPLIANCE. The structures shall be constructed in accordance with the requirements of the State Building Code. SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site as shown on the Site Plan prepared by Taylor Land Surveyors, Inc., dated July 19, 1995. SITE PREPARATION. Ail site grading and drainage shall be subject to approval by the City Engineer. REQUIRED IMPROVEMENTS. The Permittee shall construct and install the following site improvements on the Site in accordance with the specifications and location as shown on the Site Plan. The Required Improvements are as follows: Installation of bituminous parking arem Installation of B-612 continuous concrete curbing around the perimeter of the bituminous surfaces. Establishment of turf in areas disturbed during construction. Landscaping in accordance with the approved Site Plan. ("Required Improvements) FIRE LANES.' Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief. LIGHTING. Any lighting installed on the site is subject to prior approval by the City Engineer. BUILDING FACADE. The Permittee agrees that the exterior facing finish on the Structure shall consist of vinyl siding and a shingle roof similar to that of the golf course clubhouse. REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF OCCUPANCY. No building permit for the Site will be issued until the permittee has: a) signed and returned this Development Permit; b) provided the required financial guarantee in accordance with Paragraph 11 of this Permit. No Certificate of Occupancy for the structure will be issued until: a) the Required Improvements are accepted by the City; b) the landscaping maintenance guarantee has been provided in accordance with Item #12 of this Development Permit; and c) all outside storage and condition of premises is in compliance with regulations cstbalished for the commercial district.
