Ferry Street <br />Anoka, Mn 55303 <br /> <br />Re: Final Plat Review; AEC Energy Park <br /> <br />Dear Doug: <br /> <br />The City of R .agnsey has received the proposed final plat for AEC Energy Park. The final plat <br />received does got contain the dedication sheet and consists of four (4) sheets prepared by <br />Hakanson Andek'son Associates, dated August 15, 1995. We offer the following comments: <br /> <br />General: The proposed plat is zoned Business Warehouse and consists of approximately <br />138 acres. The approved preliminary plat proposed to subdivide the property into 10 <br />comme.mial lots, 1 outlot for future development and a park area. As a result of <br />discussid>ns at the preliminary plat stage, the plat now consists of 8 commercial lots and 4 <br />outlots. ~ The ouflots are A for future development, B for dedication to City for a <br />sedimentation pond and possible future location for water tower, C for the possible future <br />extensiog of municipal services and connection of Jasper Street to Sunwood Drive, and D <br />for the ppssible future extension of 143rd Avenue to C.S.A.H. #I 16. Lots 3, 4 and 5 are <br />incorrectly shown as being part of Block 2 and the final plat should be corrected to Block <br />3. <br /> <br />Lot Siz~ and Dimensions: All of the lots meet the 1 acre minimum lot size and 200 <br />foot widih requirements for the Business Warehouse District. <br /> <br />Drainage: It is anticipated that a majority of the site will be drained to Wetland #117W <br />after it;receives sedimentation and skimming. In accordance with City Staff <br />recomm6ndations at the time of sketch plan approval, Outlot B will accommodate a <br />sedimentation pond to handle the drainage from the plat. An outlet is planned from <br />Wetland ~t117W south to the railroad tracks via a 35 foot drainage and utility easement on <br />the comr/aon property line between Lots 4 and 5 of Block 2. <br /> <br />Staff is not recommending any additional easements along interior common lot boundaries, <br />since it is likely that final parcel boundaries will be amended to facilitate individual <br />developrgent which would then require vacation of those easements. However, the final <br />plat should be modified to provide the standard 10 foot drainage and utility easement along <br />the north[property line of Lot 2, Block 3, and the west and south property lines of Lot 1, <br />Block 2. <br /> <br />"It <br /> <br /> <br />
