I I I i Off Street Parki: ~g - Design: In accordance with City Code, all driveways, off-street parking, loading and maneuvering areas are proposed to be surfaced with bituminous and finished with B- 612 concrete cur~ing. Off Street Parking - Spaces Required: City Code requires I parking space for each employee on the maximum wbrking shift which in this case would be 10. The site plan proposes to create 28 parking spaces. Access: The site is proposed to have one access on McKinley Street and another on Uranium Street. Drainage and Crmding: Drainage from the building, parking areas and driveway are proposed to be conveyed overlahd to a single point located at the northwest comer of the loading dock areas where it is proposed toibe discharged down a sodded swale to Out. lot A, which is a designated drainage easement for thi~j plat. Care should be given to constructing the sodded swale to ensure erosion does not occur, l Guidelines contained in Minnesota' SCS Bulletin #412 should be followed. Velocities in thelswale should not exceed 5 feet per second. Salt tolerant sod should be utilized on the swale. Sic'n: The site plan indicates the pl~icement of a sign; a sign permit from the City is required prior tO-erection of Se sign. It is Staffs recommendation that the identification sign also recognize 'Ramsey' as the ~:ompany location. Loading Docks~ The loading docks are provided along the north wall of the building and there appears to be sufficient maneuvering area provided for tracks. Lighting Plan: The site plan indicates the use of indirect wallpacks at the loading dock areas and decorative coacl lites at the front entrance, which is in accordance with City Code. No lighting is proposed in the, >fi-street parking areas. The Planning C:>mmission will be meetingat 7:30 p.m. on Tuesday, September 5, 1995, at the Ramsey Municii>al Center, 15153 Nowthen Blvd. N.W., to review the proposed site plan.
