CITY OF RAMSEY <br /> DEVELOPMENT PERMIT <br />CARBON PRODUCT TECHNOLOGY <br /> <br />Exhibit C <br /> <br />On September 12, 1995, Site Plan approval was granted by the City of Ramsey ("City") to <br />DeLalley Enterprises, Inc., ("Permittee") to construct a 10,000 square foot manufacturing facility <br />("Slructure") on the property which is legally described as follows: <br /> <br />Lot 3, Block 1, Business Park 95 Addition, the ("Site"). <br /> <br />This approval is issued pursuant to §9.03.06 of the City Code. The conditions of this approval are <br />as follows: <br /> <br />STRUCTURE. All building plans must be prepared and certified by a registered <br />engineer or architect~ <br /> <br />STATE BUILDING CODE COMPLIANCE. The structure shall be constructed in <br />accordance with the requirements of the State Building Code. <br /> <br />SITE PLAN COMPLIANCE. The structures shall be sited and constructed on the Site <br />as shown on the Site Plan submitted by the Permittee, ~hich Site Plan consists of one (1) <br />sheet prepared by Robert Baker, Architect, and dated received by the City on August 7, <br />1995. <br /> <br />REQUIRED IMPROVEMENTS. The Permittee shall construct and install the <br />following site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />Bituminous driveways, parking, and maneuvering areas <br />B-612 concrete curbing around the perimeter of all bituminous surfaces <br />Site grading in accordance with the Grading & Drainage Plan prepared by <br />Hakanson Anderson Associations, Inc. and dated August 15, 1995. <br />Sod and seed <br />Establishment of landscaping in accordance with the Landscape Plan consisting of <br />one (I) sheet prepared by Robert Baker, Architect, and dated received by the City <br />on August 7, 1995. <br />Fire lanes <br />Screened waste storage area in accordance with the Site Plan <br /> <br />The ("Required Improvements)'!. <br /> <br />FIRE LANES. Fire lanes shall be maintained on the Site. The exact l~cation of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />LIGHTING. Any lighting installed on the structure or in the parking lot shall be <br />designed so as to deflect light away from Uranium Street N.W. and McKinley Street N.W. <br /> <br />BUILDING FACADE.
