The plan proposes to construct an office/manufacturing facility on Lot 2, Block 1, <br />Ramsey Business Park 95. We are also in receipt of a Grading and Drainage Plan dated August. <br />11, 1995, prepared by Schoell & Madson, Inc. We offer the following comments: <br /> <br />The site is zoned Industrial for which the manufacturing facility is a permitted use. <br /> <br />Lot Coverage: The site is approximately seven (7) acres in size or 305,277 square feet. Lot <br />coverage is restricted to 35% or 106,847 square feet. The proposed size of the building is 53,000 <br />square feet and a future expansion of 43,000 square feet is planned for. The ultimate building size <br />projected for the property is 100,000 square feet, which is in compliance with lot coverage <br />restrictions. <br /> <br />Utilifes: The facil/ty w/lI be served by municipal uti[ides. <br /> <br />Setbacks: The structure location substantially exceeds the 110 foot setback from Sunfish Lake <br />Blvd. The structure location is also in compliance with the 20 foot side yard and 35 foot rear yard <br />setbacks. <br /> <br />screening: No screening is required as outside storage is not part of the proposal and the property <br />is not adjacent to or across from any residentially zoned property. <br /> <br />Landscaping: City Code requires a 20 foot wide landscape area adjacent to Sunfish Lake Blvd. <br />N.W. and McKinley Street. A landscaped area along streets is provided in addition to landscaping <br />along the south and west sides of the building. It is Staffs understanding that a more detailed <br />inventory of plantings by size, species and quantity is in preparation. Staff is recommending that <br />the site plan include an in'igation system for the landscaped areas. <br /> <br />Architectural Standards: The building does not exceed the 35 foot height limit. The office portion <br />of the structure will consist of reflective and dark tinted glass curtain walls. The manufacturing <br />portion of the structure will be a combination of decorative and standard concrete block with <br />integral color. Any mechanical equipment on the roof should be color matched to blend in with the <br />roof or be structurally screened. <br /> <br />.Waste StoragE: In accordance with City Code, waste storage will be contained within the 18 foot <br />deep canopied area on the east end of the building. <br /> <br /> I <br /> I <br /> I <br /> I <br />! <br />I <br />I <br /> <br />I <br />I <br />I <br /> <br />I <br />I <br />I <br />I <br />I <br /> <br /> <br />
