The number of employees is not identified on the site plan; 100
parking spaces lam being proposed.

Access: The si~e is proposed to have two accesses onto McKinley Street.

Drainage and qrading: The storm runoff generated by this development is proposed to be handled
by the drainag.~ plan prepared by Schoell & Madson, Inc. This plan proposes several discharge
points from thiproject site. The parking lot located on the northwest corner of the property will be
drained overl~d to a catch basin which will discharge to the east ditchline of County Road #57.
The County ha~ a policy which requires any discharges to the County ditch to be at or less than the
predevelopmerit discharge. A preliminary review of the existing and proposed drainage indicates
that this conditlon is met. The County may require calculations before their approval is granted for
this discharge. [

Minor areas which comprise the two access drives discharge into the north curbline of McKinley
Sweet which h~ been provided with catch basins. These catch basins discharge into the detention
area located oni Outlot A of the subdivision plat which has been reserved for drainage purposes.

The building rOOf drains will be discharged through an internal building drain line. The 18" storm
pipe will exit the building on the east and will also intercept runoff from the east parking areas.
Both storm wa~er discharge from the building and east parking lot will be discharged directly into
the Ouflot A dr~nage basin.

Erosion contr0,1 silt fence is proposed surrounding virtually the entire subject property. The
developer needs to have the grading and drainage plan approved by the Lower Rum River Water
Management Organization.

Sign: The siteiplan indicates the placement of a sign; a sign permit from the City is required prior
to-erection of ~e sign. It is Staffs recommendation that the identification sign also recognize
'Ramsey' as th~ company location.
~ading Dock~: The loading docks are provided along the west wall of the building and there
appears to be sfifficient maneuvering area provided for trucks.

Lighting Plan:! The site plan indicates lighting for the south, east and west walls of the building
and both the parking lots. The type of lighting proposed is in compliance with City Code.

The City Cour~cil will be meeting at 7:00 p.m. on Tuesday, September 12, 1995, at the Ramsey
Municipal Cer~ter, 15153 Nowthen Blvd. N.W., to review the proposed site plan. A copy of the
case cover sheet and proposed development permit is enclosed. You, or your representative,
should be present at the meeting to answer any questions that may arise.
