I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br />I <br /> <br />Case # 7 <br /> <br />INDUSTRIAL PARK MARKETING SERVICES <br />By: Ryan Schroeder, City Administrator <br /> <br />Background: <br /> <br />Periodically, sinc.~ initiation of our business attraction program, the City has been approached by <br />brokers soliciting ~terest in their services for our industrial park. To date, we have responded that <br />we were open to Work with brokers, but were not interested in a formal relationship, an exclusive <br />representative, or hn understanding that we would agree to a commission payment. <br /> <br />Part of the Staff c(~ncern has been that a broker would place a sign on the property but not actively <br />market the land. Further, that we could respond to inquiries, in many cases, better than a broker, <br />due to our under;~tanding of the process, the players, and the City requirements. Third, we <br />weren't, therefore~ sold on the value added of a third party marketing effort. <br /> <br />The City of Anoka has had a relationship with a broker for the past roughly two years. Anoka <br />Electric Cooperative is soliciting proposals from brokerage f'ams. Staff has recently been having <br />discussions with the same f'm'ns AEC is considering. The mindset is that the two parks should be <br />jointly marketed. ' <br /> <br />At this point, we believe there is a reason to consider marketing services. Enclosed are preliminary <br />proposals from Uhited Properties and Welsh Companies. Both firms have unique aspects to their <br />proposals. Each ~vould require additional clarification prior to a formal agreement. It should be <br />noted, however, ~at at least one of these f'u'rns will allow the City to continue its own marketing <br />efforts without bd, ing subjected to a brokerage fee. The restriction would be that it would be an <br />exclusive arrangeinent, wherein prospects brought due to their efforts would result in a fee being <br />paid. This is not ~lissimilar from our current situation. The advantage is that a national brokerage <br />finn would be wo~rking on our behalf in the meantime.
