The expansion will partially enclose the <br />cement tower ~nd provide indoor space for boiler equipment and rock and sand storage. <br />Approximately ~0 feet of the cement tower will continue to project above the roof line of the <br />expanded stmctar~ e. <br /> <br />The following items are enclosed: <br /> <br />a) <br />b) <br />c) <br /> <br />d) <br />e) <br />f) <br /> <br />Site location map <br />~eliminary building elevations and floor plan <br />Letters of support and comrrfitment from Bjorklund Ready Mix, Julian Johnson <br />~_ onsrruction and Communicor <br />City Staff review letter dated October 12, 1995 <br />I~raft of Planning Commission meeting minutes dated October 17, 1995 <br />~oposed development permit <br /> <br />Noti fi ca tion: <br /> <br />Site plans are ngt required to be subjected to a public hearing. Mr. Bjorklund has informed his <br />neighbors, Communicor and Julian Johnson Construction, of his expansion plans. <br /> <br />Observations; <br /> <br />Enclosure of the ready mix facility is crucial to Bjorklund's ability to operate efficiently over the <br />winter months. ! To accomplish the construction project requires them to submit and obtain City <br />approval of a site plan. When reviewing expansions of existing facilities, the City also has the <br />opportunity to ~require that any deficiency in site improvements be brought into compliance with <br />current zoning codes. <br /> <br />However, in this case there are some extenuating circumstances which deserve some consideration <br />that have delay~xl the development of the site plan for Bjorklunds. Bjorklund's found it necessary <br />to expand the~ outdoor operations on their site, which required the removal of mature oak trees <br />along the west~property line. The City approached Bjorklund's with a proposal for a property <br />exchange in order to save the tree line as a buffer between the existing heavy industrial uses and the <br />light industrialI development occurring in Business Park 95 and still give Bjorklund's room to <br />expand. In addition, Bjorklund's found that it would also be necessary to acquire about 1/2 acre <br />from their neighbor, Julian Johnson Construction, to accommodate their future growth plans. All <br />of these prope~y exchanges and acquisitions have been agreed to in addition to the fact that the <br />City would be Xesponsible for the certificate of survey. That certificate of survey has not been <br />prepared and ~e location and dimensions of property lines is crucial to preparation of a site plan. <br /> <br /> <br />
