10. FIRE LANES. Fire lanes shall be maintained on the Site. The exact location of these items on the Site shall be as directed by the City's Fire Chief, LIGHTING.. Any lighting installed on the Structure or in the parking lot shall be designed so as to deflect light away from Azurite Street N.W. GRADING AND DRAINAGE. All site grading and drainage required by this permit shall be subject to approval by the City Engineer. REQUIREMENTS FOR BUILDING PERMIT AND CERTIFICATE OF OCCUPANCY. No building permit for the site will be issued until: 1) the Permittee has signed and returned this Development Permit; 2) the Permirtee has reimbursed the City for all expenses incurred in approval of the site plan; 3) grading and drainage plans have been submitted to and approved by the City Engineer; 4) the escrow requirements of paragraph 10 below have been satisfied. No Certificate of Occupancy for the Structure will be issued until: i) the Permittee has reimbursed the City for all expenses incurred during the construction of the Required Improvements. IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements shall be constructed and installed on or before July 1, 1992. ESCROW. In order to insure the installation of the Required Improvements, in accordance with City specifications and in a timely manner, the Permittee shall be required to deposit with the City a cash escrow, letter of credit or certificate of deposit approved by the City, in the amount of Three thousand six hundred dollars ($3,600), which is 150% of the City's estimated cost of the Required Improvements. Upon completion of the construction of the Required Improvements, as certified by the City En~neer, the escrow shall be returned to Perrrfittee. In the event Permittee fails to construct and install the Required Improvements as required herein, the City may complete the Required Improvements with City day labor and/or by letting contracts for said completion and draw upon the escrow for payment. Permittee hereby grants permission and a license to the City and/or its contractors and assigns to enter upon the Site for the purpose of completing the construction and installation of the Required Improvements in the event of Permittee's default. Ve-Ve, Inc., by its undersigned representative, hereby acknowledges receipt of this permit and that it has reviewed the conditions of this perrrfit and has agreed that it will comply with the terms of th.is permit.
