CITY OF RAMSEY <br />DEVELOPMENT PERMIT <br />PIN 35-32-25-32-0014 <br /> <br />On November 14 1995, Site Plan approval was granted by the City of Ramsey ("City") to Lano <br />Brothers CPermittee") to install certain required site improvements ("Improvements") on the <br />property which is generally known as 6246 Hwy. #10 N.W. (the "Site"). <br /> <br />This approval is issued pursuant to Section 9.03.06 of the Ramsey City Code. The conditions of <br />th/s approval are as follows: <br /> <br />SITE PLAN COMPLIANCE. The Improvements shall be sited and contracted on the <br />Site as shown on the Parking Lot Improvement Plan prepared by John Oliver & <br />Associates, Inc. dated October 19, 1995, Revision Date <br /> <br />REQUIRED IMPROVEMENTS, The Permittee shall construct and install the <br />following Site improvements on the Site in accordance with the specifications and location <br />as shown on the Site Plan. The Required Improvements are as follows: <br /> <br />Bituminous driveways, customer/employee parking and maneuvering areas; <br />B-612 continuous concrete curb along the perimeter of all pavement; <br />Restoration and turf establishment to disturbed areas; <br />Fire lanes; <br /> <br />The ("Required Improvements)". <br /> <br />HRE LANES. Fire lanes shall be maintained on the Site. The exact location of these <br />items on the Site shall be as directed by the City's Fire Chief. <br /> <br />IMPROVEMENT CONSTRUCTION SCHEDULE. The Required Improvements <br />shall be constructed and installed on or before July 1, 1996. In the interim, business <br />operations may commence within the structure on the property contingent upon the parking <br />lot being surfaced to at least Class 5 standards and the financial guarantee required in Item <br />#5 of this permit being deposited with the City. <br /> <br />ESCROW. In order to insure the installation of the Required Improvements in <br />accordance with City specifications and in a timely manner, the Permittee shall be required <br />to deposit with the City a cash escrow or letter of credit approved by the City, in the <br />amount of Eight Thousand Five Hundred Dollars ($8,500.00), which is t50% of the <br />City's estimated cost of the Improvements. <br /> <br />Upon completion of the construction of the Required Improvements, as certified by the <br />City Engineer, the financial guarantee shall be returned to the Permittee. In the event the <br />Permittee fails to construct and install the Required Improvements as required herein, the <br />City may complete the Improvements with City day labor and/or by letting contracts for <br />said completion and draw upon the escrow for payment. Permittee hereby grants <br />permission and a license to the City and/or its contractors and assigns to enter upon the Site <br />for the purpose of completing the construction and installation of the Required <br />Improvements in the event of the Permittee's default. <br /> <br />RECOGNITION OF LOCATION. The Permittee herein agrees to recognize Ramsey <br />as the city of location on all forms of advertising and business correspondence. <br /> <br /> <br />
