FROM : DF PECK CONSULTING PHONE NO. : 484 7421 Now. 30 1995 ll:24AM P2

Novomber 29, 1995

Ms. Sylvia Frolik
zoning Ad~inistrator
City of Ramsey
15153 Nowthen Blvd.
Ram~ey, Mn. 55303

Re: Northfork Itasca Shores'Addition

Dear Ms. Frolik:

This letter is written in support of North Pork's subdivision application for
the pla~ of "Northfork Itasca Shores Addition", hereinafter "Itasea Shores". Copies
of the Preliminary Plat and Grading and Drainage Plan have been submitted'under
separate cover.

The area in¢Iuded in the plat is all a portion of Outlet C, Northfork Moors
Addition.

The Itasca Shores plat consists of 1]. Lot~ and two Outlets. Each Lot has at
least 80,000 square feet of acreage and each b~ilding site is setback more than
150 feet from the normal high water mark of Lake Ires=a, so as to meet the require-
ments of the City's Shoreland Or~nance.

The plat would be serviced by an 1100 foot cul-de-sac known as "ItaBca Circle!!.
It is understood that the cul-de-sac exceeds the C~ty approved length and that a
Variance would have to be' granted. NOrth Pork would ask the the Variance be granted
based on the following facts= 1) Even given its length there are on~y ll lots'E~onting
on the Cul-de-sac; 2) Direct access to 153rd Avenue (a State Aid Road) is averted~
3) Ae~thetically, the cul-de-sac is the b~st way to create a community; 4) To enhance
school bus and emergency vehicle access an expanded turning radius has been included
at the end of the cul-de-sac with a landscaped island in its center; and 5)%~Wo~d -
retain options for alternative type of development on Outlet A.

Under previous Agreements North Pork was r~quired to supply a designated trail
corridor across Outlot C to connect to land previously dedicated for trail use,
lying west of 153rd. Avenus. This corridor is as indicated on the Plat. In addition
to this requirement a 30 foot wide trail corridor from Itasoa Circle ct the main
trail corridor'is provided. No other Park Dedication is required.

All ~to=n Eewer water runoff generated by this plat, a~ well as ex/sting runoff
along And~ie Street north from 1S3rd Avenue':to proposed Itasca Circle, a length of
approximately 400 feet. will be channeled east along Itasca Circle to a settlement
area and ultimate~y to Lake Itasca. Th~s should mitigate to some extent the runoff

Developed by North Fork, Inc.

713 Bradford Ave. No., Champlln, MN 55316 · 421-7147 · Sales - 42~-8281

,I

i
