These <br />improvements were ~onstructed in conjunction with the i~stallation of 153rd Avenue. <br />North Fork proposm's to fill the ditch and extend additional pips as a replacement. <br />No ~asem~nts for ~hese improvements were ever recorded. <br /> <br /> Street and s~wer construction will cause the loss of one tree. Proposed sate <br />grading will generate some excess material which North Fork proposes to move across <br />153rd Avenue to t~e undeveloped portion of the Northfork PUD abutting .the golf course <br />for future road c~nstruction on that parcel. <br /> There is an 9Kisting Lake Access Easement granted by North Fork in favor of <br />the Northfork Homeowners Association which affects a portion of Outlot A and a <br />portion of Lot 6. ! This easement may be relocate4 at any time by North Fork in its <br />sole discretion a~4 this will b~ done prior to plat recording. <br /> <br /> Outlot A is ~eserved for futur~ development. The power line and trail corridor <br />would form a buffer from Itasca Shores which could allow for a different housing style. <br />If nothing else t~is area could be developed into three lots serviced by a short <br />cul-de-sac. ~ <br /> <br /> Outlot B will.'be conveyed to the owner of Lot 13, Block 3, Northfork Second <br />after required grading is completed. <br /> <br /> North Fork w~uld landscape the cul-de-sac island and presumably turn it over to <br />the City. The monument easement on Lot 11 runs in favor of the HomeOwners Association. <br /> <br /> Under the approved North Fork PUD and subsequent a~endments North Fork was <br />allowed 292 build.~ng sites. At present there are 171 lots final platte~ and' <br />improved. There Sre also 99 lots covered by Preliminary Plats. (72 lots ~smaining <br />in Northfork Fift.h ~nd 27 lots remaing in Northfork Oaks) The ].l proposed lots <br />in Itasca Shores ~ould bring the total to 281. <br /> <br /> We trust tha~ you will forward the enclosed information to the Planning Commission <br />for its 'review ati its December meeting.
