We offer the following comments: <br /> <br />1. General: 'Fh/e proposed plat is in the Industrial District and consists of approximately 13 <br /> acres to be subdivided into 3 lots: 2.5 acres, 1.5 acres and 7.3 acres. The remaining 1.5 <br /> acres contains a natural depression that will be used for ponding purposes and perhaps <br /> some minor recreational activity such as a walking path around the ponding area. <br /> <br />Lot Sizes and Dimensions: All of the lots meet the 1 acre minimum lot size requirement and <br />with the construction of Uranium and McKinley Streets, each lot will meet the 200 feet of <br />frontage on a public road requirement. <br /> <br />o <br /> <br />Drainage: Drainage from the streets and industrial lots will be directed to the depression <br />reserved for drainage on the plat. It is anticipated that an outlet from this area will be <br />connected to Magnesium Pond which will be provided with an outer to either the Rum or <br />Mississippi River. Additional on site drainage ponds may be required on individual sites if <br />necessary. <br /> <br />o <br /> <br />o <br /> <br />Streets: The lots will receive public access from McKinley Street N.W. and Uranium <br />Street N.W. McKinley Street will be aligned along the route of the sanitary interceptor <br />sewer. These streets are being constructed by the City with Tax Increment Financing <br />revenues to promote economic development in the area. <br /> <br />Park Dedication: The City is exempt from park dedication requirements. <br /> <br />City Staff will forward the results of the April 4 Planning Commission meeting to Hakanson <br />Anderson Associates for reference in preparing the final plat for approval. <br /> <br />Respectfully, <br /> <br />CITY OF RAMSEY <br /> <br />Zoning Administrator <br /> <br />Steven Jankowski <br />City Engineer <br /> <br /> <br />
