CASE <br /> <br />RECOM1V~END PARK DEDICATION FOR DEAL INDUSTRIAL PARK <br /> By: Mark Boos, Parks/Utilities Supervisor <br /> <br />#1 <br /> <br />Background: <br /> <br />Mr. Jim Deal has iapplied for a minor subdivision to plat 9.05 acres on Highway #10 into 2 <br />commercial lots and an outlot for future development. The attached May 1995 Planning <br />Commission case find stiff review letter provide background information including site map and <br />sketch plan. <br /> <br />Observation: <br /> <br />Park dedication in he commercial district consists of the greater of $1,500 per acre, or 5 percent of <br />market value if no l~and dedication is required. Both the 1990 Park and Trail Plan and the modified <br />plan under conside~'ation show no park or trail needs associated with this property. City Staff has <br />indicated to Mr. D~al that the Commission's recommendation will likely consist of cash. There is <br />not a significant tree resource on site. Landscaping issues will be dealt with as part of the <br />individual site plans. <br /> <br />Because the developer is platting the property with outlot(s), staff is recommending that park <br />dedication be required only on the developable lots with park dedication determination for the <br />outlot(s) occurring[at the time of their platting. Lots 1 and 2 equate to 4.19 acres, or $6,285 in <br />park dedication if the $1,500 per acre rate is used rather than 5 percent of market value. Staff <br />recommends that market value, and thus the specific cash contribution, be determined as part of the <br />development agreement.
