REQUEST FOR SKETCH PLAN APPROVAL OF RIVER/47 PLAZA, A MINOR <br />SUBDIVISION; CASE OF RUM RIVER PROPERTIES <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Wayne Johnson and Lowell Wagner of Rum River Properties have applied for a minor subdivision <br />to plat property on the northwest comer of T.H. g47 and C.S.A.H. #116 into 3 commercial lots. <br /> <br />Notification: <br /> <br />No public notification is required for minor subdivisions. Staff is of the opinion that the platting of <br />the commercial property into 3 lots has no particular impact on surrounding properties. <br /> <br />Observations: <br /> <br />All of the lots exceed the minimum size and dimension requirements for the B-I and B-2 Business <br />District. <br /> <br />In keeping with policies to restrict accesses onto T.H. g47 and C.S.A.t-I. #116, the developers are <br />proposing to construct a private service road through the property to access the three lots. The <br />service road will have one access onto C.S.A.H. #116 and one access onto T.H. ~47 that aligns <br />with the entrance to River's Bend Plaza on the east side of ~e47. Staff is recommending that the <br />service road be identified on the final plat as an ouflot. <br /> <br />The plat will be reviewed by the Park Commission at their regular meeting in June.
