REQUEST FOR SKETCH PLAN REVIEW OF RIVERVIEW BOWL; <br /> CASE OF SUPER BOWL, INC. <br /> ~ By: Zoning Administrator Sylvia Frolik <br /> <br />Background: <br /> <br />Superbowl, Inc. is requesting sketch plan review of a minor subdivision to be named Riverview <br />Bowl. The subdivision is a replat of commercial Lots 1, 2, 6 and 7, Block 4, Riverside West, into <br />one commercial lot and two residential lots. <br /> <br />The following items are enclosed for your information: <br /> <br />a) <br />b) <br />c) <br /> <br />Site l~ation map <br />Sketch:Plan <br />City Stiff review letter dated May 31, 1995 <br /> <br />Notification: <br /> <br />Minor subdivisions are not required to be subjected to a public hearing. As a courtesy, the <br />remainder of the paregls on the subject block and the parcels on the east side of Dolomite were <br />provided with a copy of this case. <br /> <br />Observations: <br /> <br />Thc Superbowl structtlre currently occupies portions of Lots 1, 2, 6 and 7. The purpose of the plat <br />is to achieve one large commercial lot to accommodate the Superbowl facility and plat the <br />remainder of the property into two residential lots. <br /> <br />All of the lots in the prOposed plat exceed the minimum area and width requirement for commercial <br />and residential lots inihe urban district and the Superbowl structure will meet all required setbacks <br />from property lines. However, Section 9.11.20 of the City Code requires that all commercial uses <br />maintain a 40 foot f~rd from residential uses. If necessary, the north property line of the <br />residential lot shown l~s Parcel "B" should be moved far enough south to provide a 40 foot yard <br />between the blacktop lbt and volleyball court on the south and southeast sides of the Superbowl. . <br /> <br />Superbowl is currently connected to municipal services and the proposed residential lots will be <br />required to connect to the services when developed. <br /> <br />Park dedication will bo determined by the Park and Recreation Commission at their regular meeting <br />in June and is expected to consist of a cash payment. <br /> <br />Recommendation: <br /> <br />City Staff recommends sketch plan approval. <br /> <br />Commission Action: <br /> <br />Motion to: : <br />Approve/deny the sketch plan for Riverview Bowl contingent upon compliance with City <br />Staff Review L~tter dated May 31, 1995 and recommend that the applicant proceed to City <br />Council for final plat approval. <br /> <br />Review Checklist: City Engineer <br /> <br />PC: 6/6/95 <br /> <br /> <br />
