Ferry Street <br />Anoka, Mn 55303 <br /> <br />Re: Sketch Plan Review; AEC Energy Park <br /> <br />Dear Mr. Uhrhammer: <br /> <br />The City of Ramsey has received the sketch plan for the proposed plat of AEC <br />Energy Park. The sketch plan consists of one sheet prepared by Hakanson <br />Anderson Associates and is dated 5/15/95. We offer the following comments: <br /> <br />General: The proposed plat is in the Business Warehouse District and <br />consists of approximately 138 acres to be subdivided into 10 commercial <br />lots, 2 oudots - 1 for future development knd 1 for drainage, and a park <br /> <br />Lot Sizes and Dimensions: All of the l~ts meet the 1 acre minimum lot <br />size and 200 foot width requirements for the Business Warehouse District. <br /> <br />Drainage: Outlot B is proposed to accommodate a sedimentation pond to <br />handle the drainage from the plat. In keeping with City Code requirements <br />that only property for future development should be shown as outlots, City <br />Staff is recommending the incorporation of Ouflot B into either Outlot A or <br />Lot I, Block 2 and dedication of that area for drainage and udlity purposes <br />on the plat. This action would result in the need to renumber the plat to a <br />two-block subdivision. <br /> <br />The preliminary plat will not require submission of a grading and drainage <br />plan as each of the individual lots will be required to submit these plans <br />when making application for site plan approval to develop the lots. <br /> <br />The preliminary plat should provide for the standard 10 foot drainage and <br />utility easements on the outer boundaries of each lot and the standard 5 foot <br />drainage and utility easements on all common property lines. <br />Utilities: The plat will be served by municipal water and sanitary sewer. <br /> <br />Streets: Lot 1 will be the location of the new AEC facility and it is <br />anticipated that access will be provided both from C.S.A.H. #56 and <br /> <br /> <br />
