Subdivision - Design Standards {} 9.50.30 <br /> <br />Subd. 4. <br /> <br />1. Street Striping And Signing. Upon completion of <br /> the street, the owner/developer shall install all street signs <br /> and traffic signs as required by the City Engineer. Street <br /> striping shall be completed on all major thoroughfares, <br /> commercial and industrial streets as required by the City <br /> Engineer. Striping shall be completed after sealcoating is <br /> done. <br />2. Street Sweeping. Following the completion of all <br /> construction, the developer or subdivider shall sweep the <br /> streets. <br />3. Sidewalk. In areas as required by the Council, the <br /> developer or subdivider shall install sidewalk in <br /> accordance with plans and specifications approved by the <br /> City Engineer. <br />4. Sealcoating. Within two (2) years after the construction <br /> of the streets, the developer/subdivider shall sealcoat the <br /> streets in accordance with City specifications. The time <br /> schedule on sealcoating may be extended by the City if less <br /> than 50% of the lots within the subdivision have been <br /> developed. <br />5. Adjusting Water Shut-Off Boxes. The water shut- <br /> off boxes shall be adjusted at the time the final boulevard <br /> grade is established. The water shut-off boxes shall <br /> remain visible after the boulevard sod is installed. <br />6. Boulevard Sodding. This item shall be completed just <br /> prior to occupancy of the building. This item may be <br /> completed sooner provided the developer/subdivider <br /> maint_a_in the sod until the dwelling or structure is occupied. <br />7. Maintenance of Storm Water Sewer and <br /> Facilities. Upon completion of all work within a <br /> subdivision, including the sodding, the <br /> developer/subdivider shall clean all storm water sewers. <br /> The developer/subdivider shall also remove silt from all <br /> ponding areas which received runoff from the development <br /> property. <br />Escrow of Required Deposits. All sums deposited with <br />the City in accordance with this section shall be kept in separate <br />funds which funds shall be encumbered and earmarked for the <br />later construction of the particular improvements within the <br />particular subdivision provided, however, that the deposits for <br />Stage II improvements may be merged into a single fund. <br />Interest earned on the investment of those funds shall accrue and <br />be added to the appropriate fund. However, in no case shall the <br />interest on any escrow be returned to the developer. <br /> <br /> City participation, residential developments. <br /> <br />Certain Improvements. The owner/subdivider engaged in <br />the development of lands which are zoned residential districts <br />may request City participation in the payment of the costs of the <br />installation of sanitary sewer, water system, street, park, trail, <br /> <br />L <br /> <br /> <br />
