Subdivision Design Standards § 9.50.30 <br /> <br />which the plan conforms to the requirements of the community <br />and the ability of the city to provide essential services and may <br />discuss possible modifications necessary to secure approval of <br />the subdivision. <br /> <br />If a petition for rezoning to land uses in conformance with the <br />sketch plan has been filed, the Planning Commission shall <br />forward a written report of its findings and recommendations in <br />regard to both the sketch plan and the rezoning to the Council. <br /> <br />The Council shall act on the rezoning petition in accordance with <br />procedures established by other ordinances. The report of.the <br />Planning Commission shall become a part of the rezoning <br />proceedings. <br /> <br />After the Council has acted on the rezoning petition, the Council <br />shall advise the subdivider as to the land uses permitted in the <br />sketch plan and may discuss possible modifications necessary to <br />secure approval of the subdivision. <br /> <br /> Subd. 2. Content. It shall be a condition to the acceptance of a <br />Subdivision sketch plan for filing with the zoning officer that said sketch plan shall include <br />the data required hereunder. <br /> <br />The sketch plan shall be drawn at a suitable scale and shall cover all of the owner's <br />contiguous land. A freehand rendition of graphic data shall be sufficient. <br /> <br />a. Identify property by fraction of section township and range; <br /> <br />b. Names and addresses of the owner and subdivider of the land; <br /> <br />c. Date and north point; <br /> <br />d. Total approximate acreage; <br /> <br />Existing zoning classification for each tract of land in and <br />abutting the property included in the proposed subdivision; <br /> <br />Location and names of existing or platted streets and other public <br />ways, parks and public open spaces and section and municipal <br />boundary lines within the proposed Subdivision and to a <br />distance of 100 feet beyond; <br /> <br />Significant topographical features, such as hills, valleys, water <br />courses, lakes, marshes, wooded areas, etc.; <br /> <br />h. Proposed street pattern; <br /> <br />Proposed land use, including approximate density of dwelling <br />units for residential uses; <br /> <br />Areas intended to be dedicated or reserved for public use, <br />including the approximate size of such areas. <br /> <br />9.50.03 Preliminary plat. <br /> <br /> Subdivision 1.
