,, Subdivisioq - Design Standards § 9.50,30 <br /> <br />The subdivider shall file five copies of the preliminary plat with <br />the zoning officer at least ¢0 21 calendar days before the next <br />regular monthly meeting of the Planning Commission at which <br />meeting said plat shall be considered and at which time the <br />required public hearing may be held <br /> <br />The zoning officer shall refer copies of the preliminary plat to the <br />Planning Commission and one copy to the city engineer. <br /> <br />The city engineer and the zoning officer shall submit a <br />report to the Planning Commission before the public hearing, <br />which shall deal with drainage, su'eet and other engineering <br />matters, land use, lot sizes and dimensions, and other <br />matters pertinent to said preliminary plat. <br /> <br />The Planning Commission shall hold a public hearing on said <br />preliminary plat. Notice of public hearing shall be published in <br />the official newspaper of the city and sent to property owners <br />within 350 feet of the property to be subdivided at least ten days <br />prior to the hearing date. Public notice shall consist of a general <br />description of the proposal, the time, date and place of hearing. <br />FOr the purpose of notification, ownership of property within <br />350 feet shall be determined by records on file in the city <br />assessogs Anoka County GIS office. In case the plat is <br />disapproved, the subdivider shall be notified of the reason for <br />such action. The notices and publications as required hereunder <br />shall be done by the zoning officer and shall be paid by the <br />subdivider. The Planning Commission shall conduct the heating <br />on the preliminary plat and shall make its report to the Council at <br />its next meeting which falls at least 44 7 days after the Planning <br />Commission's public hearing. It shall be the duty of the <br />Planning Commission to determine whether the preliminary plat <br />conforms with or exceeds the design standards established by <br />this chapter. The decision of the Planning Commission with <br />regard thereto, together with its recommendations, shall be <br />included in its report to the Council. <br /> <br />After the Council receives the report of the Planning <br />Commission, the council shall act to approve or disapprove the <br />preliminary plat. If the council shall disapprove said plat, the <br />grounds for any such disapproval shall be set forth in the <br />proceedings of the council and reported to the subdivider within <br />seven days thereafter. In it's discretion, the council may hold a <br />public hearing on the plat. The Council shall publish notice of <br />the hearing as provided herein, at the subdivider's expense, but <br /> <br /> <br />
