Passg
Passe Enginee .~ing, Inc.
9445 East Rivek Road #203
Minneapolis, I~. 55433
RE: Sketch !?lan
Ramsey Boulevard Site

Dear Mr. Passe:
We have revie~ved the sketch plan for the Ramsey Boulevard site,.t_o.be.lo~t..ed e~t of CR
56.(R~m-qeY- _ Bli,d..)"and. north' of CR 116 (Industry Avenue NW) with,n the L.lry or ~amsey,
and I offer theI:ollowmg comments:
Existing right-of-way depicted On the plat adjacent to CR 56 and CR 116 is
accepta ,Ie and should be adequate for future reconstruction purposes
(60 feet 3f R/W east of CR 56-R/W centerline, 60 feet of R/W north of
CR 116 ¢/W Centerline). For review purposes, I have labelled the three
propose t access points (beginning on CR 56 and moving~counter clockwise) as
"A", "B", and "C". It ar)r)ears that Case V Sight Distance Requiremen~
cannot >e met at the Ii'cation propo.sed for access "A" .clu.e .to .a verti._c~,,, ,c}t, ~.e
to the north on CR 56. Consequently, it is recommenaed that access A oe
relocated to the north to a point where Case V Sight .Distance..Req.uireme.nts
can be ~net Similarly, it at, pears that Case V Sight Distance ~eqmr_ ements
c.qnnot ~e r~et at the locatt~on proposed for access "B" due to a vertical cra'ye
to the vqest on CR 116. It is recommended that access "B" be relocated
approximately 290 feet west to the crest of the. .ver[ical.?urve. on..C.R.I~6..
Clearin ~'and grading should then be accomplished to me extent mar t.:ase ~
Sight Dtstance Requirements can be met as well. Finally, it appears that
Case V S!,ght Distance Requirements c~nno~t b_e_.m..et, a~he locatio.,n p.r.oposed for
access C due to the horizontal curvature ot (.;iq ~o. tzonsequent3.Y, ~r 3s /
also re ~mmended that access "C" be relocated to the west to a point wl~ere:
Case V Sight Distance Requirements can be met. The City and the
Develo' ~er should ensure that all sight distance requirements are met for"
this dei ;lopment. All lots within this plat should be configured so that i
they ac&ess the city streets only, as no residential accesses will be .
permitted onto the County Highways. Right-of-access along the remaining
portior$., of CR 116 and CR 56 should be dedicated to A~oka County.

Calculitions must be submitted along with a grading and erosion co. ntro. 1 pla.n
that de!ineates the drainage areas for this development.
