CASE ~ <br />REQUEST FO~ SKETCH PLAN REVIEW OF FOX KNOLL 2ND ADDITION; <br /> CASE OF RICK MURRAY, RESIDENTIAL DEVELOPMENT, INC. <br /> By: Zoning Administrator Sylvia Frolik <br /> <br />Background: ~ <br /> <br />Rick Murray of Rasidential Development, Inc.is requesting sketch plan review of Fox Knoll 2nd <br />Addition. The property is located in the southeast comer of the intersection of Sunfish Lake Blvd. <br />N.W. and 153rd ~venue N.W. The plat consists of approximately 25 acres proposed to be <br />subdivided into 421single family lots and I commercial lot. The plat will be served by municipal <br />water and sanitary i~ewer. The following items are enclosed for your information: <br /> <br /> a) S~t~locauon map <br /> b) Proposed sketch plan <br /> c) Ci~ Staff review letter dated November 29, 1995 <br /> <br />Observations: <br /> <br />The subject properS3, is zoned R-1 Urban Residential for which single famiy residential lots are a <br />permitted use. H~wever, the parcel of commercial development proposed on the sketch plan <br />conflicts with the ~rrent zoning and the current and proposed Comprehensive Plan. <br />All of the residential lots appear to meet the minimum 80 foot lot width requirement (90 feet on <br />corners); future ~roposals will have to verify that the 10,800 square foot minimum area <br />requirement is metal <br /> <br />The plat is propos~d to receive one access from 153rd Avenue N.W. and one/rom Sunfish Lake <br />Blvd. N.W. (C.S.&.H. #57). The sketch plan has been forwarded to Anoka County Highway <br />Department for co/nment~ All of the lots will receive access from interior streets. The cul-de-sac <br />does not exceed th~ 600 foot maximum length restriction. <br /> <br />A Grading and Drainage Plan and a Tree Preservation and Planting Plan wiI1 be required at the time <br />of prelirmnary plat ~pproval. <br />Park dedication will be considered by the Park Commission on December 14. It is anticipated that <br />it will consist of a c/ombination of cash and trail development. The developer will most Likely/dso <br />be required to continue the pedestrian paths along Sunfish Lake Blvd. and 153rd Avenue N.W. <br /> <br />Recommendation: <br /> <br />City Staff recommends denial of a <br />development. <br /> <br /> " CommissiOn Action: <br /> <br />concept plan that includes a propOSal for commercial <br /> <br />Motion to: <br />Approve/deny the sketch plan for Fox Knoll 2nd Addition (and recommend that the <br />developer pj:oceed to revise the sketch plan to eliminate the commercial lot). <br /> <br />Review Checklist: City Engineer <br /> : Parks & Utilities Supervisor <br />PC: 12/5/95 <br /> <br />:5'1 <br /> <br /> <br />
