We offer the following <br />comments: <br /> <br />General; The subject property is zoned R-I Urban Residential and consists of <br />approximately 25 acres proposed to be subdivided into 42 single family lots and one <br />commercial lot. The area designated for commercial development conflicts with the current <br />zoning and the City's Comprehensive Plan. Staff feels strongly that this area should <br />remain as planned, single family residential, and staff will not recommend proceeding to <br />preliminary plat with this plan. The conversion of this commercial lot to single family use <br />may have a substantial impact on the street plan. <br /> <br />Access to Lots: Thc plat is proposed to receive one access from 153rd Avenue N.W. and <br />one from Sunfish Lake Blvd. N.W. (C.S.A.H. #57). The sketch plan has been forwarded <br />to the Anoka County Highway Department for comment. Al1 of the lots would receive <br />access from interior streets. The cul-de-sac proposed does not exceed the 600 foot <br />maximum length restriction. <br /> <br />Transportation Impacts: On November 20, 1995, the Ramey City Council approved the <br />implementation of a Transportation Impact Fee. At this time~ the fee is proposed at <br />$500.00 per lot. The exact implementation details have not been finalized but Fox Knoll <br />2nd Addition is potentially impacted by this new fee. <br /> <br />e <br /> <br />Lot Sizes and Dimensions: All of the residential lots platted meet the 80 foot minimum lot <br />width requirement (90 feet on comer lots). Future revisions or preliminary plat drawings <br />will have to verify that all of the lots meet the 10,800 square foot minimum lot size. <br /> <br />S_ewer. and Water 8.~rvices: The parcel will be served by city water and sanitary sewer. <br />The fee title owner of the subject prol:~rty must submit a petition requesting the extension <br />of the services. <br /> <br />.D. ralnage and Ufili .ty Easements: A Grading and Drainage Plan will be required at the time <br />of preliminary plat. Drainage should be directed toward the east into Wetland #114, <br />Provisions will need to be made for sedimentation prior to discharge into the wetland. A <br />low depression located in the southeastern portion of the plat may also provide an <br />opportunity for drainage, however, there is no outlet from this wetland and an analysis of <br />the impact on this Iow area will need to be addressed if it is to be utilized for drainage. <br /> <br /> <br />
