Copies
of the PreliminarylPlat~ and Grading and Drainage Plan have been submitted under
separate cover.

The area included in the plat is all a portion of Outlet C, Northfork Moors
Addition,

The Itasca Shpres plat consists of 1]. Lots and two Outlets. Each Lot has at
least 80,000 squar~ feet of acreage and each building site is setback more than
150 feet from the ~ormal high water mark of Lake Itas~a, so as to meet the require-
ments of the City'S Shoreland Ordinance.

The plat woul~ be serviced by an 1100 foot cul-de-sac known as "Itasca Circle".
It is understood that the cul-de-sac exceeds the City approved length and that a
Variance would hav~ to be granted. NOrth Pork would ask the the Variance be granted
based on the follo~ing facts: 1) Even given its length there are only 11 lots ~monting
on the cul-de-sac;~2) Direct access to 153rd Avenue (a State Aid Road) iz averted;
3) Aesthetically, the cul-de-sac is the best way to create a community; 4) To enhance
school bus and emergency vehicle access an e×pknded turning radius has been included
at the end of the Cul-de-sac with a landscaped island in its center; and
retain options for. alternative type of development on 0utlot A.

Under previou~ Agreeme. nts North Fork was required to supply a designated trail
corridor across 0u~lot C to connect to'land previously dedicated for trail use,
lying west of 153r~ Avenue. This corridor is as indicated on the Plat. In addition
to this requiremen$ a 30 foot wide trail corridor from Itasca Circle ct the main
trail corridor is ~rovided. No other Park Dedication is required.

Ail stern sew%r water runoff generate~ by this plat, a~ well as existing runoff
along And~ie Stress north from 153rd Avenue':to proposed Itasca Circle, a length of
approximately ~00 ~eet, will be channeled east along Itasca Circle to a sa%tlement
area and ultimate]~ to Lake Itasca. This should mitigate to some extent the runoff

Developed by North Fork, Inc.
?
71~ Bradford Ave. No., Champlln, MN 55316 · 421-7147 · Sales - 42~-B281
I
